Aspen Meadows Homes
About Aspen Meadows
Aspen Meadows is a mid-2000s master-planned neighborhood on the north side of Eaton, off County Road 74. Ranch and two-story homes on typical suburban lots, most built between 2004 and 2018 — this isn't rural acreage, it's a walkable subdivision with sidewalks, a park, and a school bus loop.
The Housing Story In Aspen Meadows
Most Aspen Meadows homes are 3–5 bedrooms, 1,800–3,200 finished square feet, with either an attached two-car or three-car garage. HOA is modest and covers the entrance, the park, and a few common landscaping strips — no pool or clubhouse. Metro district status matters here — some phases carry additional taxes; ask before you offer.
Buyer's Notes From Christine
If you're weighing Aspen Meadows against similar Eaton or Severance subdivisions, the honest differentiator is the school assignment (Eaton RE-2 is one of the reasons families move here) and how close you want to be to the tech and manufacturing employers in Windsor, Greeley, and Fort Collins. I've sold homes on both sides of that comparison — happy to talk through it before you're locked into a search.
