HOA is modest and covers the entrance, the park, and a few common landscaping strips — no pool or clubhouse. Metro district status matters here — some phases carry additional taxes; ask before you offer.

If you're weighing Aspen Meadows against similar Eaton or Severance subdivisions, the honest differentiator is the school assignment (Eaton RE-2 is one of the reasons families move here) and how close you want to be to the tech and manufacturing employers in Windsor, Greeley, and Fort Collins.
