Frequently Asked Questions

What does it cost to sell a home in Northern Colorado?

Commission is negotiable and always has been — there is no standard rate, and any site that quotes you one is quoting itself. Beyond commission, budget for title and closing costs, any pre-listing work you choose to do, and a possible concession after inspection. Christine will give you a written net-proceeds estimate for your actual address before you list, so you are deciding on a real number rather than a percentage.

How long will my home take to sell?

It depends far more on pricing than on the market, and the honest answer changes month to month — which is why the current regional days-on-market and sale-to-list figures live on the monthly Northern Colorado market report rather than being frozen into this page. What is consistent: strategic pricing is what decides whether a home trades inside 60 days or sits for six months, at every price point.

Is a pre-listing inspection worth it?

Usually, on an older or higher-priced home. It costs a few hundred dollars and it moves the discovery of problems from the middle of your contract — where they become a renegotiation you are losing — to before you list, where they are just repairs you chose to make. The one real downside is that anything you find you then have to disclose, which is a reason to be deliberate about it, not a reason to avoid knowing.

My home didn't sell last time. What would be different?

Almost always one of three things: the price, the photography and marketing, or the showing access. An expired listing is not a verdict on the house. There is a whole page on this site about relisting a home that did not sell the first time, including what to change and what to leave alone.

Do you handle staging and photography, or do I arrange that?

Christine handles it. Professional photography and real video go on every single listing — not just the expensive ones — with staging guidance that photographs the way the home actually lives. The listing video portfolio on this site is real work on real homes, not a showreel from a vendor.
