What does real estate agent coaching actually involve?

Good coaching isn't handing you a script and a motivational poster. It's looking at your actual business — your lead sources, your conversion rates, how you're spending your time — and being honest about what's working and what isn't. I tell agents I coach the same thing I tell buyers and sellers: uncomfortable truths early save you months of wasted effort later. If your follow-up process is the problem, no amount of new leads fixes it.

For newer agents specifically, a lot of coaching is just filling in what licensing school doesn't teach you: how to actually generate business, how to structure your day, how to talk to a seller who's nervous about pricing, and how to handle the stretches — and there will be stretches — where nothing seems to be closing.

Who this is for, and who it isn't

This is for agents who are licensed and want to build a real, sustainable business — not people looking for a guaranteed script that replaces actual work. I've coached agents at very different stages: brand new and unsure where to start, and a few years in but plateaued because the habits that got them started stopped scaling.

It's probably not for you if you're looking for passive income promises or a system that removes the need to talk to people directly. Real estate, at every level, is still a relationship business, and coaching should sharpen how you build and manage those relationships — not pretend you can automate your way past that.

How I approach coaching conversations

I ask about your actual numbers before I offer opinions — what's your lead source, what's your close rate, where are deals falling apart. Vague goals get vague coaching. Specific numbers get specific, actionable feedback. If you're already at a brokerage and considering a change, I'm also happy to talk honestly about what different comp structures and support systems actually look like day-to-day — including what it's like at LPT Realty, which is where I'm licensed.

What we'd actually work on

Most agents who reach out to me are stuck on one of a few things: lead generation that isn't converting, a pipeline that's inconsistent month to month, or a business that's grown past what they can manage with their current systems. We start by figuring out which of those is the real bottleneck, because the fix is different for each one, and a lot of agents are trying to solve a conversion problem with more leads when the actual issue is follow-up.

I built a lot of my own systems by necessity, running expired-listing and luxury niches in a competitive Colorado market, then building out the technology and team structure to support it. That's the lens I coach from: what actually moved the needle for a real business, not a theoretical framework. If you're building a team, I can also help you think through delegation and hiring in a way that doesn't just add overhead.

What coaching with me is not

I'm not going to hand you a generic script package or a canned social media calendar and call it coaching — you can find that anywhere, and it rarely produces results because it isn't built around your actual market or your actual strengths. What I do instead is look at what's already working in your business, even in small amounts, and figure out how to do more of that specifically.

This also isn't a fit for agents looking for a passive membership or a course to binge once and forget. It works best for agents who want direct, ongoing feedback on real numbers and are willing to actually implement changes between conversations, not just collect advice.

I'll also tell you honestly if I don't think coaching is what you need right now. Sometimes an agent's real problem is a brokerage mismatch, a burnout issue, or a market they've outgrown, and no amount of coaching fixes that — changing the underlying situation does. I'd rather have that direct conversation upfront than take you on as a client for a problem coaching can't actually solve.
