Evans is Greeley's southern neighbor along Highway 85 — a working-class town with a substantial Hispanic community, mid-century tract homes near the older town core, and newer subdivisions on the south and east edges. Attractive for buyers who want a first home priced below Greeley proper and don't mind a slightly longer commute to Fort Collins or the tech corridor.

Housing runs from 1960s–1980s three-bedroom ranches in the ~$300K range to newer builds in Riverside Park and the far east side that trend closer to $450K. Meaningful stock of manufactured homes in mobile-home parks and on private lots; buyer financing options differ substantially between them. Ask about the Poudre River corridor floodplain — parts of west Evans are in a mapped flood zone.
