Northern Colorado is several housing markets that happen to share a name. Fort Collins, Loveland, Berthoud, Wellington and Timnath sit on the Larimer County side, closest to the foothills. Greeley, Eaton, Severance, Milliken and Mead are in Weld County, and Windsor and Johnstown straddle the county line. Past them are the small towns (Ault, Pierce, Nunn, Carr, Briggsdale), where most buyers are really shopping for land and room. One search across all of it mostly shows you whatever listed last, not what fits.

Homes with land and acreage
Acreage is where Northern Colorado purchases go wrong most often, because the house is the easy part. Wells, septic, irrigation water, road access, zoning and what you are allowed to build all change from parcel to parcel.
