Water: Well or Tap?
- Is there a well permit or a city/rural water tap?
- Has the water been tested recently?
- What type of well permit (household-use only or domestic)?
Septic System
- Is there an existing septic system?
- Request past pumping or maintenance records
- Has it been inspected (or required) in your county?
Access and Roads
- Is access legal, year-round, and recorded?
- Are there private road maintenance agreements?
- Drive the road in different weather if possible
Zoning and Setbacks
- What is the property zoned for?
- Can you build a shop, barn, or accessory dwelling?
- What are the required setbacks?
Utilities
- How far is electricity from the build site?
- Is internet available (wired, wireless, or satellite)?
- Will you need propane or is natural gas an option?
Surveys and Boundaries
- Is there a recent survey or ILC?
- Check fences, structures, and easements for accuracy
Other Considerations
- Is the land in a floodplain, wildfire zone, or steep slope area?
- Ask about nearby agriculture, animals, or odor/noise factors
- Get insurance quotes if in a high-risk area
