The Northern Colorado housing market is shifting this summer. Inventory has climbed, homes are taking slightly longer to sell, and price reductions are becoming more common. Yet, demand remains steady across many communities — especially at price points under $700K.

Regional Stats (YTD & July 2025)

  • Inventory: Up ~14% across Northern Colorado (a sign of a more balanced market).

  • Fort Collins (July 2025):

    • 215 homes sold (down 8.2% from June, but up 17.5% year-over-year).

    • Median sold price: ~$600,000 (down 8.5% from June).

    • Inventory: ~660 homes (up 5.8%).

    • Months Supply of Inventory (MSI): 3.1 (balanced).

    • Sale-to-list ratio: ~98.6%.
