Buying land is just the first step. Before you can build, you’ll need to bring in utilities, infrastructure, and often make major improvements. Here’s what it really costs to develop raw land in Colorado so you can budget wisely from the beginning.
1. Water: Well or Tap Fees
- Drilling a well: $15,000–$30,000+ depending on depth and location
- Water tap fee (if on rural water): $20,000–$40,000 in many areas
- Water quality testing and permitting may add more
2. Septic System Installation
- Basic 3-bedroom system: $10,000–$18,000
- Engineered systems (poor soil or high water table): $20,000–$35,000+
- Transfer of title inspection (if one exists already): required in Larimer County
3. Electrical Service
- Installation is often priced per pole or foot of trenching
- Expect $5,000–$15,000 depending on distance from transformer
- Consider solar as an alternative if infrastructure is far away
4. Driveway & Road Access
- Basic gravel drive (100–300 ft): $6,000–$15,000
- County standards may apply if it connects to public roads
- Private road agreements may be needed in rural subdivisions
5. Land Clearing & Grading
- Tree removal and brush clearing: $2,000–$8,000+
- Grading and site prep: $5,000–$20,000 depending on terrain
- Don’t forget erosion control or fire mitigation if required
6. Permits and Surveys
- Building permits: $2,000–$5,000+ based on county and project size
- ILC or full boundary survey: $600–$2,500
- Well and septic permits are handled separately
