Northern Colorado Real Estate Market Update: What’s Happening in February 2025?
By Christine Gwinnup · 2025-02-02
I’m going to be honest—there’s a lot of "noise" in the real estate market right now. So many potential buyers have been holding off, waiting to see what happens with the presidential election, while others are banking on interest rates dropping in 2025 before making a move.
One expert says prices are dropping, while another says demand is higher than ever. So who’s actually right?
The truth? The real estate market isn’t one-size-fits-all. What’s happening in Boulder isn’t the same as in Greeley. Fort Collins might be seeing bidding wars, while some price points in Loveland are sitting longer than expected.
So, if you’re wondering what’s really happening in Weld, Larimer, and Boulder counties, I’m here to break it down.
Market Shifts: Is It a Buyer’s or a Seller’s Market?
Over the past few months, I’ve noticed a clear split between what’s working for sellers and what’s working for buyers.
Sellers: The Window of Opportunity is Still Open
- If you’re priced right, homes are still selling fast. I’m talking days, not weeks.
- The $400K-$600K range is the sweet spot. Move-in-ready homes in this price range are still getting multiple offers.
- Luxury homes are taking longer to sell. Buyers in the $800K+ range are being pickier, looking for deals, and negotiating harder.
Buyers: The Market is Less Competitive—But That Doesn’t Mean It’s Easy
- High interest rates have slowed things down, but great homes still go fast. If a house has a great location, modern updates, or outdoor space, you won’t be the only one interested.
- Now is actually one of the best times to buy. February and March are historically strong months for buyers. This is when serious sellers list their homes, but before the spring frenzy kicks in. (Want proof? A graph insert here would be perfect!)
- More homes are sitting longer, which means price reductions are happening. This is the time to negotiate—some sellers are now offering to cover closing costs.
- Cash buyers have an edge. Sellers know financing can fall through, so cash offers are still winning more deals.
Let’s Talk Real Numbers
Every market update I see throws a bunch of statistics at people without explaining what they actually mean. So, let’s break it down in real-life terms.
