I've never bought a home before. Where do I even start?

With a conversation, not a mortgage application. Christine guides first-time buyers through every step — what pre-approval actually involves, what you can genuinely afford versus what a lender will approve, how showings and offers work, and what happens between contract and keys. No question is too basic, and the first meeting costs nothing and commits you to nothing.

Do you work with VA loans?

Yes, regularly. Veterans and active-duty buyers are a meaningful share of Christine's business, and she knows how VA loans actually behave in this market — including how to write a VA-backed offer that sellers take seriously, and what the appraisal and inspection process looks like on a VA purchase.

Who pays my agent when I buy a home?

It is negotiated, and it is worth asking about early rather than assuming. Since the industry rule changes of 2024, buyer-agent compensation is no longer advertised through the MLS and is agreed in writing between you and your agent before you tour homes — the seller may still contribute, but that is a term of the deal rather than a given. Christine will put the actual numbers for your situation in front of you before you sign anything, not after.

Can I buy a home here before I move to Colorado?

Yes, and roughly half of the buyers here do. The workable version is a scouting trip to choose the town, then a focused touring trip, with honest video walkthroughs in between. What should I know about metro districts and HOA dues in new construction?

This is the most common unpleasant surprise in new builds here, especially in Weld County. Many master-planned neighbourhoods sit inside a metropolitan district that adds a mill levy to your property tax to repay infrastructure bonds, on top of any HOA dues — so two similar houses in two neighbourhoods can carry very different annual costs. It is disclosed and legal, and easy to miss. Ask for the mill levy and the district's debt service, and read them next to the HOA budget.

Is buying acreage with a well and septic a bad idea?

No, but it is a different diligence list. Well permits limit what you may use the water for — a household-use-only permit does not cover irrigating pasture or watering livestock — and septic systems generally need an inspection when a property changes hands, with a failure running into five figures. Both are manageable when you know before you are under contract, which is the entire point of asking early.
