Living In Nunn, Colorado

Welcome To Nunn

Nunn is a town of about 550 people on US-85 north of Greeley, and it is one of the few places on the northern Front Range where acreage is still genuinely attainable. Almost nobody buys in Nunn for the town itself — they buy for the land: twenty, thirty-five, forty-five acres, no HOA, and horizon in every direction. That makes it a completely different purchase from a house in a subdivision, and the difference is where people get hurt.

Thinking About Moving Here

Moving To Nunn: What You'll Want To Know First

The questions people actually ask Christine before they ask about houses — schools, the drive, and what's being built — answered for Nunn specifically rather than for Weld County in general.

Schools In Nunn

Nunn is served by Weld RE-9 School District (Highland — serving Ault, Pierce, Nunn and Carr). Attendance boundaries decide which school a specific address feeds into, and they don't follow town lines — if a school is driving the move, send the shortlist over and we'll check the boundary on each address before you tour it.

The Commute From Nunn

About 21 miles to Greeley via US-85 and CR 29, and about 25 miles to Fort Collins. Both are real commutes rather than errands, and the school district — Weld RE-9, known locally as Highland — runs bus routes across 539 square miles, which tells you something honest about the distances out here.

What's Changing In Nunn

If you are buying land in Nunn, this is the part that matters more than the house. A property here is not a subdivision lot: there are wells and well permits, septic systems and their condition, water rights, survey lines, easements and legal access, utility distances, county zoning, and rules on how many animals you may keep and where. Every one of those can change what a parcel is worth or whether you can do the thing you bought it for. If shooting is part of why you are looking out here, note that Great Guns Sporting sits on County Road 96, which is a genuine amenity to some buyers and something to know about in advance for others — it is an outdoor range, and sound carries a long way across open prairie. Many Nunn properties are also USDA-eligible, which can mean no down payment — genuinely useful, and it comes with its own conditions. Christine has listed and sold acreage in and around Nunn repeatedly and will walk the property with you asking these questions before you write an offer, not after.

What Homes Cost In Nunn

Life In Nunn

What It's Like To Live In Nunn

Things To Do In Nunn

Nunn is small and unpretentious — a handful of local businesses along US-85 and the highway itself, which is the main street. What people come here for is outside: wide-open shortgrass prairie, uninterrupted views west to the Front Range, and enough sky that you can watch weather arrive an hour before it does. The one destination that draws people from all over the Front Range is Great Guns Sporting at 16126 County Road 96 — a public outdoor range open seven days a week with 42 rifle positions from 25 to 300 yards, 36 pistol positions, three action bays, a 15-station sporting clays course, five trap fields, two skeet fields and a five-stand. It has been open to the public since 1996 and is a real reason some buyers choose this side of Weld County. Greeley is twenty-one miles south for anything the town does not have, and Fort Collins is twenty-five miles southwest.

Restaurants & Dining

Being straight about it: Nunn has no restaurant. The old cafe on 5th Street — Nunn Cafe, latterly Tumble Weed — is closed, and directory sites still listing it as open are wrong. Soaring V Fuels on County Road 100 is the fuel and convenience stop in town, and that is the extent of it. Nunn residents shop and eat in Ault, twelve miles south, or in Greeley. The nearest-restaurant panel above reads live from Google so it stays honest as places open and close. If a twelve-mile drive for dinner sounds like a drawback, Nunn is probably not your town; if it sounds like the point, it probably is.

Dog Parks & Pet-Friendly Spots

There is no municipal dog park, and for most people who buy here that is irrelevant — the property is the dog park. What matters instead is fencing, and whether existing fence lines actually follow the survey. On acreage this is worth confirming rather than assuming, because moving a fence is expensive and neighbourly disagreements about where one belongs are common out here.

Best Hikes & Trails Near Nunn

This is not trail country in the sense that Lyons or Estes Park is — it is open prairie, and most of the land around Nunn is private or state trust land rather than public open space. Pawnee National Grassland lies east of town, with the Pawnee Buttes trail its best-known walk. For mountain trails, people here drive to the foothills west of Fort Collins.
